Our Land Buying Process

🥇 Step 1: Down Payment

The process begins when you make your down payment. I accept various forms of payment for your convenience.

📝 Step 2: Buyer Information

I’ll gather the details needed for the contract:

  • Name(s) to appear on the contract
  • Phone number
  • Mailing address
  • Email address
  • Financing terms (payment option, due date, etc.)

📄 Step 3: Paperwork Preparation

I prepare the contract and promissory note and deliver them to you for review.

✍️ Step 4: Signing & Notarization

You’ll sign the documents, have the note notarized, and return the originals to me.

✅ Step 5: My Signature

Once I receive your signed paperwork, I’ll sign on my end.

📑 Step 6: Copies for Your Records

I’ll keep the original signed paperwork and provide you with copies for your records.

💵 Step 7: Monthly Payments

You’ll make your agreed monthly payments until the property is paid in full. Each time you pay, I’ll email you a receipt that includes:

  • Payment amount
  • Current balance
  • Interest savings (if you made extra principal payments)

🏡 Step 8: Deed Transfer

After the final payment, I will record your deed at the county courthouse, officially putting the property in your name. I’ll keep a copy and send you the original recorded deed.


🧾 Real Estate Taxes

Each year, tax statements are issued in March. I handle these in a simple way:

  1. I pay the taxes directly.
  2. I provide you with the paid receipt.
  3. You reimburse me for that amount.

(Once your land is fully paid off, tax statements will be sent directly to you.)
